The conveyance of residential real property or real estate which comprise:
(i) freehold or leasehold sales or purchases; or
(ii) mortgages or re-mortgages;
Our fees for a typical house purchase range from around £950 + £190 of VAT = £1140, for a simple transaction to around £9000 + £1800 of VAT = £10800, for a substantial historic building on unregistered land. For a typical house sell our fees range from £950 + £190 of VAT = £1140, to £7500 + £1500 of VAT = £9000. These figures may however vary in cases with special complications. That’s why we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of your purchase. We will always advise you immediately about any complication, and discuss the potential impact on price before any additional charges are incurred.
Disbursements costs
Disbursements are costs related to your matter that are payable to third parties. We handle the payment of the disbursements on your behalf to ensure a smoother process, such as notice & deeds charges, search fees, land registry fees, freeholder information packs and bank charges. They are likely to be £500-£1200 in total where relevant.
Onboarding Cost
As part of our legal and regulatory obligations, we are required to identify all of our clients and the source of funds that they are using in any transaction. We will charge a fee of £12.50 + £2.50 of VAT = £15.00 per person to carry out these checks.
Stamp Duty or Land Tax (on purchase)
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
You may also be responsible for paying the legal costs incurred by us on behalf of your lender too. These are likely to be £150 + £30 of VAT = £180.
These fees assume that the transaction is ‘standard’ and has no unforeseen issues that may lengthen the process or increase costs.
